Envelope Consulting Services, LLC was established in 2009 by Chad Helms and Davis Davison. The firm believes your built environment is one of your greatest assets and maintenance of that asset is paramount.
ECS is a firm of principals all with equal ownership. They are Mr. Helms and Mr. Davison, James Duber, Architect, Jessica Powell, Architect, and L. Donald Leinweber, Structural Engineer. We are pleased to hold registrations with the Ohio Architects Board (Firm # 17313882) and the Ohio State Board of Registration for Professional Engineers (COA 05667).
Our team has over one hundred years of combined experience from both working in the field and in the design office. Blending both aspects of life and real-world experience result in pragmatic economic solutions for our clients that solve and correct problems. The team has participated in projects from the correction of construction issues on new construction projects for Fortune 500 companies, diagnosing and solving leak issues on a recently built building at a local major university that was designed by world-famous architect, to preparing a comprehensive ten-year master plan for condominium associations such as Waterford Condominiums and Lake House Condominiums.
Our projects range from coordinating simple $1,000 masonry re-pointing projects to evaluating multiple systems and sites and developing a multi-million dollar Asset Management Program. With our eye toward pragmatism, we don't inflate scopes to inflate our fees.
Some notable projects include:
Often, issues with a building's envelope can be tied back to water infiltration; infiltration that has gone unnoticed until it migrates to the interior well after the hidden damage is done. Mitigating water infiltration into a structure is one of the keys to maintaining the asset. It controls future maintenance costs and unexpected restoration requirements.
Discovering where water is entering a structure isn’t always easy. Water is lazy and tends to take the path of least resistance. Those paths can have multiple twists and turns; we've seen water enter a building then travel seven down stories inside a wall before it presented on the interior. A systematic and thorough approach to testing for and finding infiltration points will always lead to the source. This systematic approach will show the appropriate information for the proper corrective measure. Once the actual source is forensically discovered, ECS prepares design documents for repair and assists the Owner in implementing the work by way of pre-qualifying contractors, bidding the work to those contractors, assisting in the contract phase, and providing quality observation services during the construction phase to ensure design compliance.
One of our core beliefs is the Owner, designer, and contractor are a team who’s success lies in the strengths of each member. Having worked in the field Mr. Davison and Mr. Helms understand how to foster a cordial project atmosphere that promotes cooperation and success. In doing this we most always find project outcomes to be on time and within budget. We also believe in setting realistic expectations through clear communication with all parties and always representing the owner’s best interest.
